Crafted in Pennsylvania and Delivered to the North Fork

Signature fabricated the four modules for this 2,200-square-foot, two-story residence inside its controlled facility in Moosic, Pennsylvania. Each module was engineered for precise alignment, superior energy performance, and the durability needed for coastal environments. With 9-foot first-floor ceilings, Anderson 200 Series windows, and Wolf Designer white cabinetry, the home achieves the clean, timeless look of custom coastal architecture while maintaining modular precision from floor to ceiling.

By completing the structure off-site, Signature and Town & Country overcame the area’s limited labor pool and high subcontractor costs. Modular construction delivered luxury faster, cleaner, and with less disruption to the quiet Jamesport neighborhood.

Durability Meets Design

Prefabrication offers more than schedule certainty, modular construction provides structural strength. Each Signature module is built for structural strength and air-sealed performance, ensuring comfort in Riverhead’s coastal climate. From energy-efficient framing and insulation systems to rigorous quality control at every stage, this home demonstrates why modular is the smarter path for coastal construction, particularly in regions where weather and workforce shortages can slow traditional projects.

Flexible Design Customization

This home began with one of Signature’s existing two-story Willow floor plan, then evolved through a series of thoughtful customizations to perfectly match the homeowner’s vision and the coastal setting. The original 27'6" x 36' footprint was expanded to 31'6" x 40', creating a more spacious flow throughout the main level. The kitchen was relocated from one module to another to establish a wide-open layout connecting the kitchen, dining room, and living area — all oriented toward the backyard and pool. Large sliding glass doors and double windows now line this side of the home, bringing in abundant natural light and seamless indoor-outdoor living.

The former kitchen space was transformed into a custom mudroom with window seating and direct access from the attached garage, creating a practical yet elegant coastal touch. Upstairs, the primary suite was redesigned to include a large tiled shower, double vanity, and custom built-ins in the walk-in closet. On the exterior, nearly every detail was refined to complement the Long Island property. Including, window arrangements and cedar shake siding to frieze boards and porch design, all tailored to the client’s aesthetic.
